According to Jason, owner of Southwest Homes, “I tell our homeowners to allow 5 to 6 months from the time that we stake out the house to the time that we are complete. Obviously the time that it takes to build jobs differs based upon the size and complexity of the house, as well as other factors like availability of subcontractors and materials, and the amount of time that it takes clients to make selections and changes.”
According to the 2016 Survey of Construction from the Census
Bureau, the average completion time of a single-family home is
around 6 months. This puts Southwest Homes right in line with
standard expectations. If a builder is promising a home
built significantly faster than the 5 to 6 month timeline, be wary
of shortcuts being taken. Quality is critically important in your
custom home build and shortcuts do not equal quality.
For my home build, we began June 1st and were in the home a week before Thanksgiving -about 22 weeks, which is 5 ½ months. Spot on with their estimate! We had some rain delays at the beginning and some material delays because of certain selections being on back order, but even with that, we were right on time. And waiting for the selections that we wanted, rather than compromising was well worth the wait! Just remember, the larger or more complex the home, the longer it will take to build.
Aside from factors outside of our control, we, as consumers, need to keep in mind that we have some power over the timeline as well. If we continually go back to the drawing board by changing our minds on materials, floor plans, and selections, we ourselves are slowing down the process. We can help our builder stay on track when we are decisive in our choices and convictions in what we want from the very beginning. This doesn’t mean we can’t change our minds (I know we did a couple of times), it just means we need to own any delays we may cause in the process.
In discussing the breakdown of each phase of a custom home build, below is a general timeline of the process from Jason. This again is an approximate timeline breakdown based on averages and is not set in stone.
